Black Mountain is a sprawling neighbourhood with significant variation in elevation, lot size, and view quality. Knowing which streets to target is the difference between a good buy and a great one.

Black Mountain Drive

The main artery and a reliable starting point. Upper sections command the best views. Properties here are well-maintained, predominantly owner-occupied, and consistently in demand.

Scenic Road

Lives up to its name. Scenic Road sits at higher elevation and offers some of Black Mountain's best mountain and valley view corridors. Premium lots with genuine outlook.

Black Knight Drive

A quieter residential street with newer construction and larger lot sizes. Good balance of community feel and privacy — families consistently seek it out.

Dougall Road (upper Black Mountain section)

The section of Dougall that runs into Black Mountain's elevated zones offers large lots and good views at prices slightly below the most recognized streets. Value opportunity.

Agent tip: In Black Mountain, ask specifically about the lot grade — some streets have significant slope at the rear of the property. A large lot number doesn't always mean large usable space. We've seen 0.4-acre lots where half the yard is an unusable slope.

What to Be Aware Of

Lower Black Mountain, near the Highway 33 access points, loses much of the elevation advantage that defines the neighbourhood. You're still in Black Mountain but you've lost the mountain feel.

The Bottom Line

Buy at elevation in Black Mountain. The upper sections of the neighbourhood consistently outperform in both lifestyle quality and resale value. The extra drive up the hill is worth it.
